Default Segala hal tentang Valuation rumahh!!
Assalamualaikum...

untuk memudahkan rujukan di masa akan datang... blh tak kita bincang pasal valuation rumah ni dalam 1 thread?

sebenarnya ada banyak perkara yang ingin kita tanya.. tapi takde thread yg khusus... sekurang-2 nya dapat menambah ilmu org yg novice cam saya ni...

saya mulakan sesi soal jawab ye...
Soalan 1 : Apakah maksudnya forced sale value dalam valuation report??
Soalan 2 : Apakah faktor yang mempengaruhi force sale value ni?

minta tolong otai-2 property tolong jawab....

nak minta tolong tengok harga tanah yg saya nak beli ni...
tak tahu lagi harga pasaran..

Soalan 1 : Apakah maksudnya forced sale value dalam valuation report??

Forced Sale Value is defined as the amount that may reasonably received from the sale of a property under (forced sale) condition that do not meet all criteria of normal market transaction (dicedok dr R&V salah satu valuation firm)...normal market tu biasanya dlm tempoh 6 bln (kalu x silap le..)...


Soalan 2 : Apakah faktor yang mempengaruhi force sale value ni?

biasanya utk landed property FSV ni 80% dr MV...
kalu agri land FSV dlm 70% - 75% dr MV...

OOOOOOOOOOOOOO..
Baru den tahu sebab apa kompeni dari temerloh tu bagi den nilai RMxxx,xxx untuk tanah getah den ari tu..
bila den kira balik, 75% dari nilai tersebut tepat2 nilai lelongan yang den dapat hari tu. Maksudnya dia kira harga lelongan sebagai Forced Sale value..
bagus..ilmu baru hari ini..

Usually kalau kite kena bayar utk valuation, berapa % yg valuer caj? Saya beli property below 100k and valuer ni caj $450.

Mmg standard ker rega nih?

Sy punya kes apartment below 100k tak kena charge pun.Maybe dah masuk dalam bank charge. Yg peliknya loan dah lulus baru depa datang ambil gambar dsb.

Caj untuk penilaian ada skala dia.

Tetapi masih boleh runding.

Saya rasa caj awak kena agak mahal. Lebih kurang dua tahun lepas, saya dikenakan caj lebih kurang RM400 utk rumah lebih kurang RM200k.

Jika ambil pakej pinjaman yang FMC/ZMC, selalunya caj penilaian akan masuk dalam pakej sekali.

Kalau anda beli rumah harga yang tinggi, anda boleh runding dengan bank, suruh dia tanggung kos penilaian atau tidak perlu penilaian langsung - suruh dia ambil harga pasaran dari surat khabar (saya ada jumpa orang yg buat macam ini).
