Default NAZA TTDI Kajang
aku tgk ramai yg berminat ngan projek ni..... so, aku create satu thread khas supaya senang nak rujuk...... nanti aku move a few posts dlm thread tertentu yg berkennaan projek naza ttdi kajang kat sini.... so, lepas ni, utk projek naza ttdi kajang boleh la update kat sini

So skrg kena tau ttdi kajang punye exact location. sblh puncak saujana tu bukit kan? Blh ke buat rmh kat situ?

Puncak Saujana:
- reasonable price utk 20x70, tp xtau b/u or design
- location kire ok, tp dari dpn (Grand Saga) agak ke dlm sket. Kena redah taman dulu. Kalau ade direct connection to SILK in the future + KLORR, mmg sgt convenient to KL
- Taman Jenaris & Kantan tu area lama. Ade byk rmh teres yg b/u kecik, so MV mmg agak rendah.
- kwsn yg mmg almost satu bangsa
- freehold
- ade mix of rmh teres & semi-D. apartment blm ade or mmg xde kat sini.
- developer: TPPT. Rmh confirm siap, on time & practical design, tp quality kire ok2 je (aku tgk sendiri dlm & luar)
- blog: tamanpuncaksaujanaseksyen3.blogspot.com/
- mmg agak susah nak dpt org sewa kat sini aku rase, byk beli for own stay. Kena ade holding power for at least setahun if nak safe, apatah lg kalau nak tunggu KLORR. Ade 2 rmh fasa baru (suria & simfoni) yg en anuar mention kat PS yg dah nak VP mid thn ni kan? Puncak Saujana @ Puncak Saujana, Kajang, Selangor - Malaysia Property & Real Estate
- so far kat PS, mmg blh dpt standard 30% gross gain after VP. xsure la plak utk fasa2 baru. Tp aku rase, lg 1-2 thn sume rmh teres 2 tgkt baru kat KV mmg akan start dari rm300k up.
- so far, projek2 TPPT kat situ mmg blh dpt 100% loan from bank islam

TTDI Kajang:
- reasonable price utk 22x75, aku rase mesti modern design
- ade belas2 fasa, ni yg 1st. in the future ade rmh teres, semi-D, low & med-cost aprtmnt dan shop offices.

projek ttdi tu opposite penjara tu,yg ada pagar zink kaler biru tu..tanah dh rata suma dah..tinggal nk launch je..
Kuari tu masalah kecik je..dont wory rumah kalu beli x kan terjadi gempa bumi punya..hehe..kalu nk kira rumah retak,cuba bgtau sy rumah mana yang baru siap n then selepas tamat tempoh waranty masih comel lote?gerenti ada retak punya..nk cantik n kukuh kena design,cari material n buat sendiri..nk harapkan developer dh tentu puak2 tu nk kaut untung semata2..Kuari tu kepunyaan sunway semenyih punya devoper,diaorg amik batu kt situ utk projek perumahan diaorg kt area semenyih n area2 lain..sebelah belakang menghala ke semenyih tu lg besar diaorg punya kuari..dont wory kita pakat beli umah kt situ,then buat demo suruh pindah kuari..kita kan ada aduan rakyat karam singh walia..hehe..

ya betul nesta13,kt situlah projek ttdi tu..n ada 1 lg projek perumahan betul2 depan taman jelok impian tu.tp x sure lg sapa developer nya..maybe ttdi juga or org lain aku pun x pasti...

kalau la betul kat ctu... agak menarik jugak la...

mmg kat ctu ada satu kawasan lapang kat depan penjara...

cuma nnt kena u-turn jauh sket if dari KL...

maknanya memang betul depan penjara dan lebih kurang 1.5km dr kuari tu.... dah pacak papan tanda ka?

jarak u-turn tu maybe around 500-700m dari arah KL..

jarak kuari maybe dlm 1km-1.5km...

cuma perlu kepastian... ramai mber yg stay lama area cni ckp, kawasan tu agak rendah dan selalu dilanda banjir...

aku cukup musykil harga utk projek naza ttdi ni...

harga rumah prima saujana 20x75 pon dh cecah 350k skrg...

xkn naza ttdi nk jual 22x75 dgn harga 300k..??

sorry just nak tanya...
Naza TTDI Kajang ni first launch ker kat housing area tu..bila launchnya?

Seperti kate Lione, kat sini:
Naza TTDI Kajang

skrg ni aku lbh kpd Puncak Saujana(PS) 20x70 rm250k sbb:
- ade beza rm50k dgn naza ttdi (tp naza ttdi punye 22x75)
- ikut plan, if ade future shortcut access seperti kate staff TPPT, aku rase PS lg dkt dgn SILK & proposed KLORR
- kalau ikut projek2 TPPT terdahulu, blh buat 100% loan. Duit yg pttnye buat d/payment tu blh gune utk investment lain
- PS confirm freehold. TTDI Kajang freehold/leasehold?
- PS so far xde info lg utk projek apartment. Naza TTDI mmg confirm ade low & med-cost apartment
- sblm ni ade projek kat PS 2.5 tgkt 20x80 50unit 1800sqft harge RM303k. yg ni tggl 1 end-unit kalau xsilap aku at RM370k+. so new launch at rm250k blh kire agak ‘safe’ la kan?

Tp Naza TTDI Kajang mmg best sbb:
- mesti modern design & quality tip-top (PS punye sure design lame)
- developer mantap (PS cume stakat confirm siap je sbb back-up by BNM)
- lg dkt sket dgn amenities


Mutiara Goodyear pun nak develop project kat Kajang, tp aku xtau lokasi lg.
Mntk En Anuar (Prima Saujana) & others utk bg comment..

apa yg nesta ckp aku pon agak setuju

Puncak Saujana 20x70:

kelebihan;

- harga anggaran maybe RM250k++ plus FREEHOLD
- dari segi harga masih mampu milik.. n nk flipping pon rsnya no hal...
- dari segi access hiway pon ok coz mmg dkt sgt dgn SILK n proposed KLORR

disadvantage;

- kalau dari kajang town or kawasan sekitar kena masuk taman2 lain dulu baru jumpa PS
- sblm jumpa JEM di area KL akan jumpa JEM dulu di area tmn jenaris... (ada bbrp tmn yg hny gunakan satu jln kluar....


NAZA TTDI 22x 75 (x pasti FREEHOLD or LEASEHOLD)

advantage;

- if betul la depan penjara tu still ok dari segi amnities... location wise...
- dgn harga RM300k sgt berbaloi coz area Prima Saujana 22x70 bank dh value 350k++


kekurangan;

- kena kenalpasti kawasan tu coz ramai mber ckp area ctu kawasan banjir.. (kena tny developer mcm mn diaorg pny plan
- kenderaan dari KL kena buat u-turn di kajang perdana dlm 500- 700m sblm jumpa naza ttdi.


sapa2 nk tambah nasi silakan...

Untuk mereka yg berkerja di putrajaya perjalanan dlm 1/2 setengah jam(tanpa jem)..kalu jem lebih drpd tu...tol guna SILK Hiway byr rm2..Nk skip 1 tol kena lalu bangi join sg merab..Good n worth it utk mereka yg x berkemampuan beli rumah di area bangi..lagipun TTDI ni FREEHOLD!!!!..Bagus utk wang anda...

kat bangi teres 2 tgkt biasa leh lagi dapat dlm rm250k kan....

TTDI ni kena design moden baru ada kelainan dr rumah2 area tu..... tgk area tu byk taman2 yg sedia ada..... dr segi kualiti tak rungsing la....
