Default S&P Buat Sendiri...Boleh ke?
Sy dlm proses menjual rumah sy. Boleh ke sy dan pembeli membuat S&P sendiri tanpa khidmat peguam. Setelah S&P di tanda tangani oleh pembeli dan penjual ianya di bawa ke pejabat Pesuruhjaya sumpah utk di sahkan?

Utk makluman, pembeli telah mendapat kelulusanipinjamannya tanpa S&P.

a ah, boleh ke tak buat mcm tu ek....

bagaimana proses2 lain? tak pakai lawyer jugak ker..... banyak keje tue....

juga, leh tau apa reason tuan buat mcm ni.....

Knp buat begini?
Jawapannya....loan pembeli dah lulus tanpa ada S&P. Pada kebiasaan, pihak bank perlukan S&P utk permohonan pinjamaan. Sy hanya sign sehelai surat sbg memperakui bahawa rumah tersebut telah dijual kpd pembeli. Mungkin kelulusan loan pembeli ni berdasarkan surat yg sy sign tuu.

Utk kerja2 lain spt MOT dan gadaian perlu guna khidmat lawyer. Cuma bab S&P ni jer buat sendiri. Save kos!. Utk buat S&P kos dikenakan oleh pihak lawyer.

Beberapa tahun dulu, sy pernah buat SnP sendiri kemudian matikan setem. SnP ni sy gunakan utk urusan EPF....dan diterima oleh pihak EPF.

kalau takde SNP antara pembeli dan penjual memang loan boleh diproses dah.... cuma bank biasa minta SNP (boleh bagi SNP antara penjual dan tuan asal) utk dapatkan maklumat mengenai prop tu....

tapi apapun kena tau jugak kalau in case anything happen berapa price yg kita kena bayar.... baru boleh justify rasanya.... kalau save rm1k for rm200k risiko tak berbaloi....

mmm, apa kata lwyer2 sekalian..... boleh tak buat macam ni....

nak buat snp tanpa lawyer, ini kerana saya nak beli rumah kakak saya sendiri
loan dah pun lulus

en gelite, berjaya ke beli/jual rumah tanpa lawyer

pastikan everyword dalam snp tu korang paham.
pastu tukar yang mana berkenaan...yang mana patut..
