ada ofismate berjaya beli alam impian canting tu. diorang beratur mula pada hari jumaat tengahhari lagi. dia and family gilir2 duduk kat kerusi dari hari jumaat pukul 3 petang sementara menunggu sales bukak pada hari sabtu. kawan saya tu orang yang ke-11.

by tgh hari sabtu tu, seme alam impian sold out!
bila tengok harga rumah2 tu, berapa agaknya vila VP nnt yek? byk developer dah mula jual pada FV, mengambil kesempatan atas low BLR skarang ni.

bagaimana komen2 forumers yang lain tentang perkara ini? saya ingin mengajak forumers bersama-sama memikirkan perkara ini. you guys are good property hunters, and pernah jual/beli rumah.

kita ikut kronologi Alam Impian nih

1st launch end 2006/early 2007 ....

Previous -> Zaman Hutan
22x80 2 and 2 1/2 storey Canting bu 2439-3471 sf; RM 325 000 to 623 000
2 storey semiD 40 x 80 and 50 x 80 Tinta 3113-4005 sf RM 552 000 to 795 000

Now -> Zaman LKSA ke Shah Alam City Centre -> Tol 0.60 siap
early 2010 Canting sold at RM 444 000
later mid this year semi D 40 x 80 surely > 900k

Future 2012 -> Tesco/ Naza TTDI/ Jalan LKSA sambung ke KESAS
Canting may be boleh fetch 550k

lione kalau hang serius nak beli..aku boleh bagi one name with transacted price 350k..

ataupun agent dia..sebab sure agent dia ni takkan sorang ni jer customer dia...

Hrmmm..aku sebenarnya bukan nk membeli subsale,tp lebih kpd mencari projek baru n then nk tgk prospek jualannya mcm mana...so antara basis yg aku amik kira adalah actual transacted price kt area tu.Ianya adalah 1 perkara yg amat penting yg perlu dilihat bg mereka yg nk menjual rumah.so kt situlah kita bole tetapkan hg jualan kita..x guna letak hg jual tinggi2 jikalau pihak bank x bole bg loan secukupnya yg diperlukan oleh buyer.kadang2 buyer byk yg berminat tetapi oleh kerana hg jual tersangat tinggi melebihi market value,maka x lakulah rumah tu..kalu melalui agen selalunya mereka x mahu dedahkan dgn bank mana mereka bole mendapatkan loan tertinggi unless kita jd client diaorg..kalu dpt nama buyer/seller tu ok gak,bole berbincang secara berhemah utk salinan s&p sbg rujukan dimasa depan.

next month ada new launch 22x75 build-up 21++sqt...harga naik +- 30k from previous launch at 417k...any taker's?

wah bank dah boleh bagi valuation lebih 400k++ untuk rumah baru 22x75 kat situ...SYABAS!
