Salam,
tak dinafikan Alam Sari mmg cantik cantik rumahnya, kawasannya pun strategik, dikelilingi pusat pendidikan dan suasana yang menarik, selamat dan terancang.

perkara yang perlu diberi perhatian adalah access road keluar/masuk dari Alam Sari.last week, ada banner di Roundabout section 3 (to main gate UKM) kata exit road dah siap. sesiapa boleh bagi update tentang perkara nih? meaning that dia exit to highway apa, ke mana etc. personally, saya sendiri tak lalu lagi exit baru yang dikatakan ini.

tak pe, toksah risau, beli aje projek baru. ada member beli subsale corner lot for 550k. rege asal tak sure la berapa. lagipun, hari saya ada tanya sales office, the development of Alam Sari is till 2012. kalau slow growth, lagi lambat la projeknya selesai.....

apa apa pun, Alam Sari is a best buy. just that pay attention to the exit/entry points dia. setakat ni, saya dapat bayangkan bottleneck akan berlaku di depan main gate UKM, roundabout sect 3 to tol bangi.

apa apa pun, ini hanya pendapat peribadi saya. harap pandangan saya ini tidak menghalang forumers sekalian untuk mempertimbangkan kawasan ini.

alam sari dah tukar nama kepada alam sari kajang bukan lagi bangi, tapi dekat je nak ke bangi pun

Yup betul le tu dah di tukar ke Alam Sari Kajang..itu addres yg terbaru..tapi pintu masuk dlm bangi hehehehhee.......harga coner lot pun dah naik ke rm600k skg ...even rumah menghala ke padang rm400k...

alam sari dlm kawasan sg tangkas.sg tangkas tu jatuh dlm area kajang..thats why poskod pakai kajang punya.sg tangkas,jln reko suma dlm area kajang..so area kajang thats why freehold.kiranya sg tangkas,jln reko,alam sari,sg chua adalah sempadan antara kajang n bangi...
Trafik jem bottleneck di gate ukm dh lama berlaku pd waktu puncak,tp trafik yg sebetulnya akan berlaku adalah dipersimpangan jalan sg tangkas/ukm komuter dimana jalan ini adalah satu-satunya jalan menghubungkan alam sari,asset dan gmi..subsale di alam sari terlalu mahal mungkin penjual mahukan keuntungan mencekik.Tp nak salahkan siapa kalau ada permintaan kan..cuma untuk mereka yang nak membeli,buatlah keputusan yang sewajarnya dan lihat sekeliling cari projek yang lebih bernilai untuk wang anda....

thn 1998 recession,suma hartanah murah...berlambak lelong.bangi masa tu rumah 3storey baru rm175k....skrg kalu jual gerenti 400k...so x bole nk buat perbandingan yg tepat antara alam sari dgn alam damai.hartanah sekarang dimana-mana pun mahal coz bahan binaan,besi etc suma mengalami kenaikan hg..cuma gaji je yg x naik..hehe...

bukan nk banding, tp prospek by all I&P projek.. ade 'kmungkinan' alam sari mengikut jejak alam damai..

alam sari wlaupun jauh, tp freehold..
alam damai wlaupun dekat, tp leasehold..

alam damai, x payah amik 1998 punye, cube tgk yg 2002 punye jer..
dr rm450k naik ke rm750k (ini cheapest nih) dan itu quote bbrp tahun lepas..
terbaru, ade org manage jual rm850k (very minor reno)..

umah lelong xyah citer, dah name umah lelong, mmg 'kbykan' murah ler.. xkire tahun brp pun..

alam damai lokasi mmg strategik,dikelilingi bandar2 besar,access berlambak2..
alam sari dikelilingi hutan2 lagi,mungkin dah xde lg selepas 25thn..hehe..,access SATU je so far le..,x taule in future I&P nk buat flyover lalu atas keretapi straight join hiway kl-seremban or SILK...
but sebenarnya alam sari tu ok jikalau hg nya x melampau tingginya..
so kesimpulannya berbalik kpd supply n demand..kalu dh ada demand nk buat camne kan,developer pun tekann le..cuma kita sbg pembeli jgn lupa kita juga ada kuasa utk control diaorg..tepuk dada tanya selera lor...

Sebenarnya I&P township semuanya hebat2 belaka...Alam Damai yg leasehold pun semua sold out...Alam Impian kat Shah Alam 2 hari dah sold out (new launch) berbalik kepada Alam Sari, harganya agak mahal sikit tapi berbaloi melihat kepada finishing dia & town planning dia!...cuba check kat showhouse Ilham 1 now...walaupun masih tak menyamai kehebatan Putra Heights or Setia Eco Park tapi kualitinya still bagus...

Dgrnya I&P nak buat 4 lane sampai ke depan exit Bangi depan komuter tu.....mesti satu hari nanti kena buat flyover kat situ sebab makin sesak nampaknya kat exit tuh... but tak surelah betul ke tidak..Hari tuh salesman dia ckp Alam Sari ni to cater for medium-high income ...dia nak buat cam Bukit jelutong...tataulah tercapai ke tidak..
