Default Flipping...jom sembang
Nampaknya Malaysia takdak credit crunch.

Hartanah kat US jatuh lebih kurang 1/3. UK lak 1/4.

Banyak pulak nampak di Msia ni pakej pinjaman menarik contohnya 5/95, ada tu 2/98, lagi cantik main rebate sampai efektifnya -5/100 maknanya kalau beli, dapat cash balik.

Lagi pulak pakej yang tiada interest sampai dapat VP.

Ok, mari kita sembang, ada tak nampak kawasan yang ada potensi untuk flipping?

Ciri2nya (biasanya)

1. Unit terhad, tak terlalu banyak
2. Rumah landed, condo susah sikit kecuali kawasan prime
3. Tak terlalu mahal, masih dalam kemampuan golongan pertengahan.

Area Bangi ada tak?

Alam Sari Bangi nampak menarik... ramai betul orang professional melayu tinggal di Bangi.

e.g. previous project rumah 20x70 starting price
Hint: kat tppt website, try tgk future project..

waaaa..... ni peringkat tertinggi dlm prop investment ni.... masa SP setia launch pakej 5/95 dan diikuti oleh big developer yg lain saya memang teruja sesangat nak amik satu..... mana tak nya, boleh save dlm puluh2 ribu dgn plan yg depa tawr...... tapi disebabkan belum bersedia tak jadi amik... kena kayuh pelan2..... huhu.....

mmm, dlm paper apa ntah hari tu ada satu artikel berkenaan capital appreciation bagi property kat malaysia..... yg paling tinggi adalah landed property kat penang (ISLAND)......

Inilah contoh yg saya nak hehehe... Cash-on-cash bukan 30% tu tapi lebih 100%.

Tapi 30% selalu org sebut kenaikan harga bila dapat VP.

TPPT ni rupanya sykt Bank Negara yg ambilalih projek terbengkalai.

jln kaki stgh jam pegi star lrt ampang..dekat dgn giant & cinema..harga RM195k++ 602sqf..kwsn expats, byk org korea..kena target studio je la kot..sbb yg 3 rooms dah lbh RM300k..

setia alam by SP SETIA kat shah alam pun rasanya menarik.....

bro, kasi share sikit strategi bro utk flipping game ni kat sini..... i.e: loan package, back up plan etc.....

dlm buku dr peter ada sentuh serba sedikit pasal flipping ni..... kena follow property cycle which is in genarl 10 thn sekali (lebih kurang ekonomi cycle tpi lagging dlm 1-2 thn)

nampak Setia Alam memang popular, termasuk komuniti tionghua...tak pasti berapa unit in total...takut banyak sangat unit tapi nampak amenities memang cukup lengkap

rasanya kalau ikut property cycle, time ni memang menarik, sebab:
1. dah kena atau tak jauh dari bottom
2. financing sodap...mcm 5/95, dsbnya
3. financing sodap lagi, interest free construction

kalau nak flip, rasanya kena target beli masa bottom, jual masa rising market.

yang ni tak pasti aplikasinya boleh kat semua orang, tapi backup saya sendiri, beli yang kalau flip tak jadi, saya pun seronok nak masuk dok sendiri.

topik yang sgt2 menarik ni..... antara projek2 yg aku rasa berpotensi utk flipping :

1) projek condo sebelah Fairview International school, berhadapan dengan Projek Condo Suria Jelatek... dengar nak launch samada akhir tahun ini atau awal tahun depan... tanah kepunyaan DBKL ( sama dengan Suria Jelatek ). Borak dengan staff pemaju Suria Jelatek yang turut bid utk develop projek baru ni, expected dalam RM200++ psf.

2) Riana Green East fasa 2 kat sebelah Carrefour Wangsa Maju --- akhir tahun ini. expected psf ialah Rm300++. Ada studio.


3) Taman Sari di area bulatan Pahang ( area flat ).. yg ni psf tak tau..yang ni pun ada studio.
