IMO, projek2 ni lg best if for rental, xpyh extreme flipping pun xpe..ade gaya blh dpt yield >9% utk studio..

mcmane risk rumah terbengkalai? lagi2 ekonomi mcm ni.. tapi dah mcm start nak pickup balik pun, malaysia mcm shielded je from recession ni, harga rumah x turun, developer pun still doing ok..

in fact rumah lelong trend harga makin naik pulak, tapi tu kene salahkan faridzaswadi ngan pie2020 hehehe

1) Jgn lupa update kitorang pasal projek ni, kalau betul 200psf, memang berbaloi.

2) Riana Green East fasa 1 pun dah pecah rekod mahal psf area tu. Takut fasa 2 IJM letak 400psf pulak, jadi upside kurang...tapi aku dah flip satu kat kawasan ni, memang ada demand.

3) Taman Sari ni dulu Flat Pekeliling kan? Lokasi ni memang hot.... mcm Titiwangsa Sentral kot

Tu sebab ada yang beli rumah dengan developer yg mantap jea... aku agree mmg reger property kat certain area cam Setapak dan sekitar mmg makin naik..

aku yang assume RGE fasa 2 ada studio sebab yg fasa 1 ada... yang sebelah Suria Jelatek nama dia KLMUC yea ? Cons utk projek ni leasehold yg tinggal dalam 70++ tahun kalau status leasehold sama dengan Suria Jelatek.. Projek ni aku dah tunggu lama dah n peluang nak dapat beli mmg tipis sebab kalau sama kes dgn S. Jelatek, ada kuota utuk kakitangan DBKL...

aku rasa kalau RGE fasa 2, kalau dia jual at RM300 psf, masih ada daging lagi untuk pembeli utk flip... fasa 1 tak silap utk studio, reger rm170k sebelum discout... now ada yg dah start iklan dah at rm261k.

1) yg bagi expected price tu staff Almaharta, dia kata dua ratus lebih sekaki... insyaallah kalau aku tau, aku cakap tapi projek2 mcm ni, walaupun ko register pun, peluang pun sgt nipis.. aku dengar pasal projek ni dah 2 tahun lebih n diorang dah ambil register orang nak beli... macam utk prjek Titiwangsa Sentral la, aku pun register tapi panggil pun tak...

2) RGE fasa 1 pun org dah start iklan dah walaupun tak siap lagi... antara beberapa iklan yg aku jumpa :

790sf at rm330 psf
1088sf at rm340 psf
1190sf at rm340 psf

tak sabar betul nak tau berapa RGE fasa 1 boleh jual..... kalau jiran RGE samada ko beli Desa Putra atau Villa Wangsa Mas.. which are very ok flip bila siap esp Desa Putra...

3) yup.. mmg dekat situ... mmg ok sgt2 la projek ni..

IMO, daripada projek ni..baik ambil jiran depan dia..Fewina Court... dari luar masih nampak terurus walaupun projek dah lama.. mungkin dekat or lebih 10 tahun...
