Default Kawtim SNP- macamana nak convincekan seller
salam semua,

saja ja bukak thread ni supaya boleh berkongsi cara2 macamana nak explain kat seller kalau kita nak mark up SNP...... kalau dpt seller yg dah biasa ngan transaction sedemikian, al;hmadulillah lah, tapi kalau seller ni baru first time ka, depa mesti takut2 nak buat cara ni.... so, apa pendapat forumers sekalain ttg kaedah2 yg kita boleh ambil utk meyakinkan seller utk kawtim SNP...... sekian.... sharing is caring

Terus terang dengan owner kata nak mark up SNP. Explain sket la macam mane procedure dan proses nak mark up nie. Citer kat dia kenape nak mark up. Contoh nak beli perabot, renovate dan sebagainya. Aku rase owner tak kisah kalau kita nak markup SNP. Cuma kalau dia appoint lawyer dia sendiri, lawyer fee akan lebih sket kalau tak silap aku.

macamana kalau owner tu memang tak tau pasal jual rumah ni (sesetngah tu tanya SNP pun depa tak tau)..... bukan apa, takut kalau kita yg explain nanti dia tak percaya pulak..... ingat kita nak kencing dia ka..... so, macamana... ok tak, kalau kita suruh lawyer kita yg explain.....

arituh aku ada problem ni jugak. nak mark up SNP, tapi LAWYER owner yang tak nak. owner ok jek. lawyer aku cakap pasal diorang nih old school sket, tuh pasal tak nak. takut effect kat dia. so jalan keluar nye ialah, kitorang buat 2 aggreement. satu aggreement dengan harga yang dah setuju dua2 pihak. yang lagik satu tuh harga yang nak mark up. harga yang mark up tuh kita present kat bank. yang harga asal is between kita ngan owner

macam aku buat markup dalam snp tambah satu klausa kata dah bayar sekian2 banyak cash and upon signing the snp...just bayar the balance...

so bila loan kira macam dapat 100% ler...mcm aku...owner no problem as long as takde implication atas dia...

pro dan kontra:

pro:
- ble dapat 100% loan
- minimumkan modal permulaan memiliki umah
- teknik OPM!

kontra:
- legal fee lebih mahal (pembeli & penjual)
- stamp duty lebih mahal (pembeli kene bayar)
- bayaran bulanan bank lebih tinggi
- ade risiko loan tak lepas kalau Valuation < harga S&P.

klu tgk, lebih byk kontra kalau markup S&P. sebelum buat, kaji dulu OK ke tak. ade penjual yg check bende ni, xkan buat cara mcm ni. so kena offer something, mcm kita tolong bayar difference legal fee dll...

kontra ni x jdk masalah sbenarnye..

- legal fee mmg lebih mahal:
tp takde la berganda2.. bg pembeli, dah kire dpt 100% loan, so consider di absoarb dlm loan, ok utk tidak luakkan duit sdiri.. penjual, legal fees utk discharge dlm rm1k je or less, itupun kalu ade loan lg, kalu umah dh abis bayr, lg skit legal fees die..

- stamp duty lebih mahal:
lg skali, since pembeli dh dpt full loan, x kisah la, cover la blk dgn loan yg dpt..

- bayaran bulanan bank lebih tinggi:
ye betul, instlmt tinggi skit.. tp dianggap kite byr d/p&fees&misc cost secara ansuran la (monthly installment), drpd kite nk dahulukan duit kite one short 10% + fees2 tuh.. then, kalu kite nk bg sewa umh ni, kalu confirm dpt +ve cf n ROI 8% above, automatic kite x kisah dh 'bayaran bulanan bank lebih tinggi' ni..

- ade risiko loan tak lepas kalau Valuation < harga S&P
make sure kite amik evaluator yg adalah panel pd bank yg kite plan nk amik home loan tuh.. supaya valuation xkan jdk < harga S&P..

yg penting, mcm yg ko ckp nih:
pro:
- ble dapat 100% loan
- minimumkan modal permulaan memiliki umah
- teknik OPM!

sy mesti pilih..
